Survey costs

You paid for a Level 3 and the lender then retains money. Does the retention repay the survey fee?

No. The retention does not repay the Level 3 fee. You paid the survey firm for the report, and that payment stands. Money the lender holds back is a condition of the mortgage, held in the lending, not a refund routed to the survey invoice. The two sums answer different questions and sit with different organisations. A later retention is not a sign the survey fee is being returned, reduced, or reclassified as the lender's money.

What is the fuller explanation?

A lender retention is not cash the buyer can spend, and it is not a down-valuation. You cannot take the held sum and reimburse yourself for the Level 3, because the held sum is not yours to allocate. The survey firm did the inspection you instructed and is entitled to the agreed fee whether or not the lender later becomes cautious. Level 3 is the detailed home survey used for older, altered or unusual construction, or where major works are planned. Its fee is the price of that product. The retention is the lender's tool.

MoneyHelper keeps the mortgage valuation in the lender's column, and that valuation is not a structural survey. Even where the lender's caution was prompted by something your Level 3 also discussed, the discussions do not merge the bills. Ask the broker what must happen before the retention is released. Ask contractors for quotes if works are required. Do not ask the survey firm for a refund on the ground that the lender has retained funds. There is no national rule that a retention cancels a survey invoice already earned.

What should you ask your surveyor?

  • Does anything in your terms refund the fee if a lender later retains money?
  • Which findings might a lender treat more cautiously than a buyer would?
  • What quotations would you expect before I commit, given the ratings?

What are the typical next steps?

  1. Leave the Level 3 invoice paid.
  2. Ask the broker how the retention is released.
  3. Do not plan to spend the retained money on the survey fee.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the lender never read the Level 3, why are both about the same house?

Both can discuss one building without being the same product or the same bill. The fee does not move between them.

Can the survey firm collect their fee from the retention?

No. The retention is not your cash and not the firm's cash. The survey fee is a separate invoice.
