Drainage and septic tanks
Is a rodding eye, together with a sealed cap, any evidence on a run nobody rodded, or only a note of what was visible?
No. A rodding eye with a sealed cap is not evidence about a run nobody rodded. It is only a note of what was visible. A rodding eye is an access fitting, and a sealed cap means it was not opened. The survey saw the fitting and the cap. It did not rod the drain, did not look up the pipe, and has not decided the run is clear or blocked. The eye proves there is a place someone could have rodded. It does not prove anyone did, and it does not describe the pipe beyond the cap.

What is the fuller explanation?
Rodding eyes are set on a drain so a rod can be pushed toward a blockage without opening a full manhole. A cap that is sealed, painted or seized shut is the opposite of that use on the day of the survey. The surveyor can record the eye on a gully, a stack foot or a yard. They cannot see round the first bend while the cap stays on. The closed cap is not a survey of the bore. The run beyond stays unknown.
If you need to know the condition of that run, ask a drainage firm to open the eye or to survey the drain properly. The home survey has not rodded it and has not camera-surveyed it. Tell the solicitor the sealed cap is an access that was not used, not a certificate that the drain is clear. Do not force the cap off. A cap that will not move is a small access problem. It is not, by itself, a collapsed pipe. Keep the fitting and the unrodded run apart.
What should you ask your surveyor?
- Where is the rodding eye, and what is the cap sealed with?
- Was the cap jammed, glued, or simply left unopened?
- Were any other access points on the same run actually opened?
What are the typical next steps?
- Treat the sealed rodding eye as access that was not used.
- Do not read it as a clear drain or a blocked one.
- Ask a drainage firm if you need the run beyond the cap inspected.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a sealed cap mean the drain has never been maintained?
No. It means this cap was not opened on this visit, and it may have been shut for a long time. The survey did not rod the run and did not see maintenance records. A sealed eye is compatible with a drain that was cleaned another way, or with one that was never touched. The cap does not say which.
Is a rodding eye a substitute for a manhole?
It is a smaller access, not a chamber you can look down. The survey saw the eye and the sealed cap and did not rod through it. A manhole, if there is one, is a different opening and was not created by this fitting. Do not treat the eye as a full view of the drain. The run beyond the cap was not seen.
