Wall ties and cavity insulation
Rust-coloured freckles show through pebble-dash. Is that pattern already a wall-tie investigation, or only a stain the survey could see?
Only a stain the survey could see. Rust-coloured freckles through pebble-dash are not already a wall-tie investigation. The survey has recorded a pattern of stains on the coating. It has not located the ties, opened the cavity or tested any tie. Freckles can come from corroding metal somewhere behind the dash, including ties or a bead, but the colour on the surface does not identify which metal or how far it has gone. Seeing the stain is the finding. An investigation of the ties is a different visit, and this one did not do it.

What is the fuller explanation?
Pebble-dash hides the bed joints, so the usual crack along a tie line may not show even if metal is corroding behind. Rust can wick through the coating and freckle the face. That is why the stains are worth writing down, and why they are easy to over-read. A wall-tie investigation means finding the ties and testing them. A visual note of colour on dash is not that work. The survey should not be rewritten as if the ties had been pulled, counted or passed.
Ask the surveyor whether any crack accompanied the freckles, or whether the note is colour alone. If the house is cavity construction and the stains worry you, instruct a separate tie inspection rather than treating this paragraph as one. Tell the lender the home survey saw stains and did not test ties. Do not order replacement ties from freckles, and do not tell the solicitor the ties have failed.
What should you ask your surveyor?
- Are the freckles a stain you saw, with no tie test done?
- Did any horizontal crack sit with those rust marks?
- Which elevation carries the freckles, and was the dash intact there?
What are the typical next steps?
- Record the rust freckles as stains the survey could see.
- Do not call that pattern a completed wall-tie investigation.
- Instruct a separate tie inspection if the stains need following up.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the freckles form a rough grid, have the ties failed?
Not on the grid alone. A spaced pattern of rust can fit ties, or other metal, behind dash. The survey still only saw stains. It did not test the ties, so failure has not been shown. Nothing in this visit settles the rust freckles beyond the lines already set out.
Does clean dash on the other walls clear the ties there?
No. Clean dash means those stains were not seen on that face. It is not a test of the ties, and the survey did not investigate the cavity on the quieter elevations either. That is as far as the recorded facts about the rust freckles can be taken.
