Listed buildings and conservation areas
Iron railings listed with the house are rusty. Does that rust rating apply to the roof covering?
No. Rust on iron railings listed with the house is a finding about those railings, not about the roof covering. Listing covers the whole building, not the front only, so the railings can matter as part of the listed fabric even when they stand on the boundary. That does not copy their rust onto the slates. Grades do not change how much fabric the survey opens. Describe each element on its own. The survey does not apply for consent to repair either of them.

What is the fuller explanation?
A list entry can treat rails, gates and other attached ironwork as part of the listed building. Rust, failed joints and missing bars are then a condition comment on that iron. The roof is slate, tile, lead or thatch, with its own nails and flashings. A survey that gives the railings a poor comment has not thereby rated the covering. If the roof was only seen from the ground, say so, but do not borrow the railing sentence to fill the gap. The grade of the house does not force the surveyor to dismantle either the rail or the ridge.
Repairs to listed iron and repairs to a listed roof can both raise consent questions. The survey does not apply for that consent and does not tell you that rust makes consent unnecessary or automatic. Ask your solicitor to look at the list entry and ask the local authority before you strip paint or replace bars. Meanwhile keep two lines in your notes: railings rusty as described, roof as the roof paragraph actually describes. A painter's quote for the rails is not a roofer's quote for the slates.
What should you ask your surveyor?
- Have you rated the railings separately from the roof covering?
- How much of the roof did you see, in its own right, from a safe viewpoint?
- Are you leaving any consent question about the iron to the solicitor and the council?
What are the typical next steps?
- Get ironwork advice for the railings and roofing advice for the covering.
- Do not paste the rust comment onto the slate section of your own summary.
- Do not start paint removal or bar replacement before consent is checked outside the survey.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the railings are listed, is the roof automatically the same rating?
No. Listing is not a condition rating. Each element is described from what was seen of that element.
Does the surveyor apply for consent to repaint the rails?
No. The survey does not apply for consent. It records rust if the rails were seen.
