Choosing a survey level

One person carried out a mortgage valuation and a home survey on the same day. Why are they still two instructions if the name on both is the same?

Because the name is the person, not the instruction. One job is the mortgage valuation for the lender. MoneyHelper says a mortgage valuation is not a structural survey. The other job is the home survey instructed for you, with its own terms, its own scope and its own report. Doing both on the same day, even in one visit, does not weld them into a single engagement. The lender is not your client, and you are not the lender. The same signature can sit on two pieces of work that answer different questions.

What is the fuller explanation?

Firms sometimes accept a lender's valuation and a buyer's survey together, to save a second trip. The diary convenience does not change who is being advised. The valuation speaks to lending. The home survey speaks to condition, within the level you bought. Findings can overlap, and they can also differ, because the two reports are allowed to say different things. A short valuation line is not upgraded into your survey because the author matches. Your survey is not cut down into a valuation because the author matches either.

Read each document against its own terms. If the valuation mentions something your survey explains more fully, use the survey for the condition and leave the valuation as the lender's paper. Ask your solicitor to file them separately. Do not ask the firm to merge them into one reliance. MoneyHelper's point still holds on a shared day: the valuation is not a structural survey. Do not assume the lender already has your report because the valuer was the same person.

What should you ask your surveyor?

  • Which terms apply to the valuation, and which to the home survey?
  • Who is the client for each instruction?
  • Does the same author make the valuation a structural survey?

What are the typical next steps?

  1. File the valuation and the home survey as two reports.
  2. Read condition from the survey you instructed.
  3. Do not assume the lender holds your survey.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If both reports are dated the same day, can you rely on the valuation?

Only in the way a valuation allows, which is not as your structural survey. MoneyHelper says a mortgage valuation is not a structural survey. The same date and the same name do not move reliance across. Your home survey is the condition report addressed to you.

Can the firm bill once and call it one job?

A single invoice does not merge the instructions. Look at the terms. If one engagement is the lender's valuation and another is your survey, they remain two jobs however the fee is presented. The name on both is still just the name of the person who attended.
