Seller-side surveys

The energy report in a Home Report gives a rating band. Why is that band not the repair advice in the single survey?

Not the repair advice. The rating band in the energy report is not the single survey's advice about repairs. The Home Report, as mygov.scot sets it out, holds more than one document. The energy report rates energy performance. The single survey is the place that speaks about condition, including repairs that are urgent or needing future attention. A band, however poor or strong, does not list those repairs and does not replace them. Read the band as energy. Read the single survey when you want the repair advice.

What is the fuller explanation?

People slide the two together because both sit in the same pack and both use a short label. The energy report is there to describe how the home performs for energy, not to tell you whether a roof, a wall or a floor needs work. A better band does not clear a defect the single survey has already called urgent. A worse band does not, by itself, invent a structural repair the single survey did not describe. The documents answer different questions.

A purchaser can rely on the Scottish Home Report as a pack. That does not mean every page inside it is repair advice. When you are asked what must be done to the building, quote the single survey, not the energy band. If you are selling, do not answer a buyer's repair question by pointing only at the energy page. Forwarding the band without the single survey leaves out the document that actually discusses condition. Keep the pages named, and keep their jobs apart.

What should you ask your surveyor?

  • Which comments in the single survey are urgent or needing future attention?
  • Does the energy band mention that same element, or only a performance rating?
  • Which page should a buyer use if they ask about repairs?

What are the typical next steps?

  1. Read the energy band as energy performance only.
  2. Use the single survey for repair advice.
  3. Do not answer a repair question with the energy page alone.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

If the energy band looks poor, has the single survey found urgent repairs?

Not by that reason. The band is not the repair advice. Read the single survey for what it actually says about urgent or future-attention items.

Can a purchaser rely on the Home Report and still keep these pages distinct?

Yes. Reliance on the pack does not turn the energy report into the single survey's repairs, so keep the band and the repairs apart.
