Survey costs
In Scotland the Home Report is already in the pack. When would you still pay for a further inspection, and what is that further visit not a replacement for?
Only as an extra you choose. In Scotland the Home Report is already in the pack, and a purchaser can rely on it. You might still pay for a further inspection when you want more detail than that pack gives you. That further visit is not a replacement for the Home Report. It does not become the pack, it does not retire the single survey, and it does not stand in for the energy report or the property questionnaire. You are buying an additional look. The pack remains the pack mygov.scot describes, and the extra remains extra.

What is the fuller explanation?
A further inspection is worth considering when the single survey has left a question you will not carry without a closer look: an unusual roof, a building you plan to alter, or a defect you want followed past the pack's comment. You choose it. Nobody converts that choice into a new Home Report. The RICS consumer guide says a purchaser can rely on the Home Report. Reliance stays with that pack.
Do not skip reading the pack because you intend to pay for something else, and do not tell a seller the further visit replaces what they have already provided. If you instruct the extra, keep its scope in writing and keep the Home Report in the file. The energy report remains the energy report. The single survey remains the condition document in the pack, with its own notes of what is urgent or needing future attention. It does not take their place.
What should you ask your surveyor?
- What question would a further inspection answer that the pack does not?
- Will that visit be instructed as an extra, not as a new Home Report?
- Which parts of the pack will you still read if you pay for more?
What are the typical next steps?
- Read the Home Report that is already in the pack.
- Pay for a further inspection only as an extra you choose.
- Do not treat that visit as a replacement for the pack.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
Does a further inspection replace the Home Report?
No. It is an extra you choose. It is not a replacement for the Home Report pack a purchaser can rely on.
Can a purchaser rely on the Home Report even if they also pay for more?
Yes. A purchaser can rely on a Scottish Home Report. Paying for a further inspection does not remove that or rename the extra as the pack.
