Choosing a survey level

The valuer was on site for less time than the Level 3 surveyor. Does the shorter visit become a survey if the fee is higher?

Not by lasting less time, and not by costing more. A visit is generally anywhere from about two hours to a full day, and that clock does not choose the product. MoneyHelper's mortgage valuation is for the lender and is not a structural survey, however long the valuer stayed and however the fee compares with your Level 3. A higher charge does not re-label the shorter attendance.

What is the fuller explanation?

People line the two diaries up and assume minutes equal depth. They do not. The valuation is there so the lender can consider the property for the loan. Your Level 3 is there to describe condition to you. One can be brisk and the other longer without either one changing its name. The firm, not a national timetable, sets when the report arrives. There is no national tariff that says a fee above a certain point must be a Level 3, and you should not invent one.

If someone quotes a large valuation fee, ask what document you will receive and who it is for. Cost is variable. Some bespoke survey work sits at the higher end, but that fact does not convert a lender's valuation into your condition report. Read the instruction. If it is the mortgage valuation, judge it as that, even if the valuer was in the house for a short spell while the Level 3 surveyor was there much longer on another day or the same morning.

What should you ask your surveyor?

  • Is the shorter instruction the lender's valuation and nothing else?
  • Does any higher fee on that instruction add a condition-rating section?
  • Will the Level 3 report be issued separately, on the firm's own timing?

What are the typical next steps?

  1. Judge each visit by the instruction, not by the minutes.
  2. Do not treat a higher valuation fee as a Level 3.
  3. Keep the lender's valuation and your Level 3 in separate files.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the valuer stays all day, does the valuation become Level 3?

No. Duration is not the level. A long valuation is still the lender's valuation.

Is a short Level 3 invalid?

Not because it was short. Ask what was seen. The clock does not set the level.
