Damp and moisture meters

Can a failed shower tray wet the ceiling below even though the roof covering is sound?

Yes. A cracked tray, or the joint around it, can wet the ceiling of the room underneath while every roof slope is sound. The clue is a bathroom above that ceiling, not a missing tile. A home survey does not flood the tray to prove it.

What is the fuller explanation?

Shower trays fail at the waste, at the seal to the wall, and in the tray itself. Water then runs into the floor zone and appears on the ceiling below, often only after someone showers. A dry roof inspection does not explain that stain, and a sound covering should not be opened to chase it. The surveyor looks at the ceiling and at the bathroom if both are accessible. They do not fill the tray and wait. A dry tray on a Tuesday does not mean it holds water in use.

Services and sanitary fittings are seen, not tested. Concealed pipes under the tray are not guaranteed, and boards are not lifted as standard. If the report mentions the ceiling and the bathroom together, keep a roofer out of the first phone call unless the loft also shows a roof defect. Ask the seller when the bathroom was fitted and whether the ceiling has been painted. Then decide whether a plumber needs to look before exchange. The survey has not already done that test.

What should you ask your surveyor?

  • Is there a bathroom directly above the stained ceiling?
  • Could you see the tray joint, or only the decoration?
  • Did the loft show a separate roof defect, or not?

What are the typical next steps?

  1. Do not retile the roof because a ceiling under a shower is stained.
  2. Do not assume a dry tray on survey day has been tested.
  3. If you need certainty, agree a plumbing inspection of that tray. It is not part of the visual survey.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Is a wet-room floor the same as a tray?

No. A wet room relies on tanking across the floor. A tray is a single fitting. Both can wet the room below, and neither is flood-tested on a normal survey.

Can the stain be the waste pipe rather than the tray?

Yes. The waste can weep in the void. The survey may not see that joint. The roof is still the wrong first suspect.
