Wall ties and cavity insulation
Can slumped cavity insulation leave a cold band that is then called condensation?
Yes. If fibre or beads settle, part of the wall can be uninsulated and cold. Moisture in the room air then condenses on that band. The stain can look like penetrating damp. A home survey cannot see the slump inside the cavity. It can see the pattern on the plaster.

What is the fuller explanation?
The Energy Saving Trust notes that a poor installation can lead to damp and that a guarantee such as CIGA may be the route if the installer does not put it right. Settlement of the fill is one way an old job disappoints. A cold band at mid-wall or at the top of a room, with mould rather than a low tide mark, is a clue. It is not proof until someone can see or image the cavity.
Do not insulate the inside of the wall on top of an unknown cavity. Ask the surveyor to describe the pattern. Ask an insulation specialist whether they can check the fill. The cost of that check is their quote. Ventilation still matters: a cold band and a steamy house can both be true. Government damp guidance starts with the cause, which here might be the wall, the air, or both.
What should you ask your surveyor?
- Where is the cold or mouldy band: at the floor, mid-wall, or under the ceiling?
- Did you see drill holes from an old installation?
- Are you calling it condensation, penetrating damp, or simply an unknown pattern?
What are the typical next steps?
- Do not buy a damp-proof course for a mid-wall band.
- Ask the seller for any cavity-insulation guarantee and complain to that scheme if it is still valid.
- Improve nothing by blocking vents. If you investigate, ask the specialist not to confuse extraction with the cavity.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Can thermal imaging prove slump?
It can support a suspicion if someone who understands it does the survey in the right conditions. It is not a standard part of a Level 2, and a single pretty picture is not a specification.
Should you remove all the insulation?
Not on a guess. Removal is messy and can damage the wall. Ask a specialist who has seen this cavity whether removal is necessary.
