Renegotiating or walking away
The engineer's visit is next week and you are tempted to complete tomorrow. What fact would you be buying without?
You would be buying without the engineer's finding. The visit is next week, so the structural opinion the survey left outstanding does not exist yet. Completing tomorrow would fix the decision on a home survey that still says further investigation is awaited. The diary entry is not that investigation. The survey has not supplied the engineer's conclusion, and it has not decided the defect is minor because an appointment is booked. That missing conclusion is the fact the purchase would not yet include.

What is the fuller explanation?
A home survey can identify a limit: something seen, and something that needs a structural engineer. Until that engineer reports, the nature of the movement, the adequacy of any support, and the scope of repair remain open. Buying on the appointment alone means you own the result whatever it later says. The survey cannot be read backwards to fill the gap. The missing fact is the specialist's conclusion, not a date on a card.
Tell your solicitor the engineer's visit has not happened and that the survey left that point open. A lender may also want the specialist report before relying on the property as security, which is the lender's process, not a finding this survey can invent. If you complete first, you take that uncertainty with the house. Do not describe the booked visit as if the engineer had already attended and cleared the defect.
What should you ask your surveyor?
- What finding is still missing until the engineer reports?
- Does a booked date count as the investigation itself?
- Has the solicitor been told the specialist visit has not happened?
What are the typical next steps?
- Treat the engineer's conclusion as a fact you do not yet have.
- Tell the solicitor the survey left that investigation open.
- Do not describe a future visit as a clearance already given.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Can the home survey be updated before the engineer attends?
The survey can only repeat the limit it has already recorded. It cannot insert the engineer's conclusion before the visit happens. Any later addition would depend on a new instruction and on the specialist's own report. Until then the outstanding finding stays outstanding, even if the appointment is confirmed.
What should a lender be told about the timing?
Tell them the home survey deferred a structural point and the engineer has not yet reported. Do not invent the lender's criteria, and do not say the appointment itself satisfies them. The fact still missing is the specialist's written conclusion. The survey has not supplied it.
