Wall ties and cavity insulation

A stainless-steel tie certificate names the front elevation only. What of the gable does that paper cover?

Nothing of the gable. The certificate names the front elevation only, so that paper covers the front it names and does not cover the gable. Stainless-steel ties recorded on one wall are not evidence about the ties in another wall. The survey has not tested the gable ties, has not opened the gable cavity, and has not stretched the certificate sideways. The gable remains outside that document. What the paper covers is the front elevation alone.

What is the fuller explanation?

Wall-tie work is often done elevation by elevation. A certificate should be read for the walls it lists, the date and the address. A gable can still have older ties, a different spacing or no replacement at all. Dust, holes or a clean gable do not rewrite the certificate. The survey can see the paper's limit. It cannot convert a front-elevation certificate into a whole-house tie report, and it did not carry out its own tie test on the gable.

Give the certificate to the solicitor and ask whether any other elevation has its own paperwork. If the gable matters, a wall-tie specialist can inspect that wall. The survey has not booked that inspection and has not said the gable ties are sound or failed. A lender should be told the truth of the paper: front only. Do not add the gable in the retelling.

What should you ask your surveyor?

  • Which elevation is named on the certificate, word for word?
  • Is there a second certificate for the gable or the rear?
  • Were any tie holes seen on the gable during the visit?

What are the typical next steps?

  1. Read the certificate as covering the front elevation only.
  2. Ask the solicitor if any paper exists for the gable.
  3. Do not tell the lender the gable ties were certified by this document.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does the front certificate prove those front ties are free of corrosion today?

No. The certificate records work on the front elevation at its own date. It is not a fresh corrosion check, and this visit did not retest those ties. The paper does not cover the gable, and it does not re-certify the front for today. The metal still needs a proper look. The survey has not done that look.

Were the gable ties opened or viewed with a borescope on this visit?

No. The survey did not open the gable and did not borescope it. The certificate does not cover that wall. Ties inside the gable cavity were not seen and were not sampled. Any comment on the gable would be outside both the paper and the inspection that was actually done. The gable ties stay uninspected.
