Leasehold

Will today’s survey still do for a shared-ownership staircase in five years?

No. Staircasing is a later purchase of more of the home. Condition changes. The survey you commission now describes now. The association may set who values the share later. That valuation is a price, not a new condition report, unless it says it is.

What is the fuller explanation?

Section 5 of the 2022 Act, for a regulated shared-ownership lease, keeps a peppercorn on the tenant’s share and allows rent on the landlord’s share. Staircasing changes the shares. Your solicitor explains whether this lease is regulated and what the rent does. The survey does not recalculate it.

If the roof is already a rating 3, understand it before you buy the first share. You will still live under it after you staircase. There is no RICS rule that the association must pay because you later buy more. The lease says who repairs.

What should you ask your surveyor?

  • Are you reporting condition now, not a future share price?
  • Which defects would still matter if I owned a larger share?
  • Are you silent on rent? You should be, unless I gave you the lease.

What are the typical next steps?

  1. Survey the building before the first purchase, not only before a later staircase.
  2. Keep the lease and the survey together.
  3. Commission a fresh condition report later if the fabric matters to the later decision. Do not rely on this PDF.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a bigger share mean a bigger survey fee later?

Not as a formula. The fee follows the instruction. Ask the firm at the time. RICS sets no staircase tariff.

Is the association’s valuer your surveyor?

Only if you appointed them for condition. Their role for the association is price.
