Leasehold
You may staircase later. Why is today's home survey not the valuation that prices the extra share?
Because today's home survey is a condition report, not the valuation that prices an extra share. Staircasing, if you do it later, needs a valuation instructed for that purpose. This visit does not produce that price. It tells you about the flat you are buying now: damp, structure, services and the limits of what was seen. Do not lift a figure out of it, because there is no staircasing price in it. Do not ask the surveyor to invent one in the margin.

What is the fuller explanation?
Shared-ownership buyers often hope one appointment will do two jobs. The condition survey serves the purchase you are in. A later purchase of a further share is a different transaction, with its own instruction and its own valuer. The fact you might staircase does not turn this PDF into that valuation. If someone expects a price per share from the condition notes, they are reading a document that was never asked to price the extra share.
Keep the survey for defects that matter before you commit to the share you are buying now. Tell the solicitor you may staircase later, and ask them what process the lease and the landlord actually require at that time. When that time comes, instruct the valuation that process requires. Until then, do not negotiate the current price as if this inspection had already valued the slice you do not yet own.
What should you ask your surveyor?
- Is this instruction a condition survey only, with no price for a further share?
- Which defects matter to the share I am buying now?
- What should I not read into the report about a later staircasing?
What are the typical next steps?
- Use this survey for condition, not for a staircasing price.
- Ask the solicitor what a later staircasing would actually require.
- Do not write a share price into the margin of the report.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the report mentions the tenure, has it priced the next share?
No. Mentioning shared ownership is not a valuation of a further share. Staircasing, when it happens, needs its own valuation. This visit is not that price.
Can the same surveyor value the extra share next year on this PDF?
Not on this PDF. A later price needs a later instruction. Today's condition report does not become that valuation by being kept on file.
