Survey costs
The survey does not say the seller pays half the engineer. Who decides any split of that bill?
The buyer and the seller decide any split, if they agree one at all. The survey did not say the seller pays half the engineer, and you must not pretend it did. A recommendation to take engineering advice is not a costs order. Unless the contract, or a later written deal, allocates that bill, it stays with the person who instructed the engineer. Solicitors can record an agreement. The PDF cannot be stretched until it looks like one.

What is the fuller explanation?
People reach for a halfway split because it sounds fair and because the question mentioned half. Fairness is not what the report did. The report, at most, told you a specialist is needed. It did not divide the specialist's invoice, name a fraction, or bind the seller. The seller may volunteer a contribution to keep the sale moving. They may refuse. Both positions are negotiations. Write down any deal, through the solicitors, so nobody later claims the surveyor imposed it. There is no national tariff that inserts a contribution the paragraph omitted.
Decide who is the engineer's client before the visit. The client receives the letter and usually pays the fee. If the seller instructs the engineer, you may not be entitled to rely on the letter in the way you hope. If you instruct them, you should expect their invoice. Do not wait for the surveyor to invoice half onward to the estate agent. That is not the survey firm's role, and their fee for the home survey remains their own bill. Keep engineering costs in the correspondence where the split, if any, was actually agreed.
What should you ask your surveyor?
- Does any sentence of your report allocate the engineer's fee?
- Who should be the engineer's client if I want the letter addressed to me?
- What finding should the engineer be asked to investigate?
What are the typical next steps?
- Do not claim the report has already split the bill.
- Agree any contribution in writing through the solicitors.
- Expect to pay the engineer you instruct.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the seller offers half, has the survey required that?
No. An offer is their choice. The survey did not require a half share or any other share.
Can the agent deduct an engineer's fee from the deposit without an agreement?
No. Money moving between the parties needs a legal basis. The survey is not that basis.
