You ask the original surveyor to come back. Is that the specialist investigation the report named?
Not unless that return was the named specialism. Asking the original surveyor back is a further visit by the home surveyor. If the report named an engineer, an electrician, a drainage firm or another specialist, their investigation is a different instruction. A second morning with the same surveyor, on the same kind of brief, does not become that other profession's report.

What is the fuller explanation?
There are moments when a return is exactly right: a hatch that can now be opened safely, a room that was locked, a seller who has moved the wardrobe. That return can clear a not-inspected line. NI means not inspected, and inspecting it later is still the surveyor's work if they agree to come back. It is not, by the same token, the structural investigation, the EICR or the camera survey the paragraph may have named in the next sentence. Read the verb in the report. If it names another trade, book that trade.
If you do want the surveyor to revisit, write a fresh scope and accept a further fee. Survey fees are variable and there is no national tariff that includes endless return visits inside the first invoice. Ask them to say whether they are clearing an access limit or commenting again as a surveyor. Ask them not to title the note as if they were the specialist they told you to instruct. The original ratings stand until a new written comment from the right person adds something. Convenience of using the person you already know does not rename the job.
What should you ask your surveyor?
- Which of your recommendations require someone other than you?
- If you return, which not-inspected items could you clear, and which specialist jobs would you still refuse?
- Will a return note be titled as a home survey follow-up rather than as the specialist's report?
What are the typical next steps?
- Book the specialist the report actually named.
- Ask the original surveyor back only for a surveyor task, such as access that was closed.
- Title each new note with the job it really is.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the surveyor is also qualified in that trade, can they do the specialist job?
Only under an instruction that says so and a report that is that job. A casual return is not automatically the specialist investigation.
Does a return visit reset every rating?
No. It adds a comment on what they came back to see. Other ratings stay as first written.
