Drainage and septic tanks
Two inspection chambers are in the garden and only the one by the kitchen was opened. Why does the open one not describe the other?
The open chamber does not describe the other, because they are separate chambers and only the one by the kitchen was opened. That opening shows its own channel, its own pipes and its own condition. The second cover stayed shut, so its interior was not seen. A drain can change direction, size and duty between two covers. The survey has not inferred the closed chamber from the open one, and it has not tested the pipe that may run between them.

What is the fuller explanation?
Each chamber is a window onto the pipes that enter it. The kitchen chamber might show a waste in good order while the far chamber holds a collapsed branch, a root mass or a different system entirely. Water flowing in one does not prove water arrives at the other. The length between them was not filmed. Using the open chamber as a description of both would invent a second inspection. The survey should say which cover was lifted and stop there.
If the second chamber matters to you, have it opened. A drain firm can lift both and, if needed, camera the run between them. Tell the solicitor that only the kitchen chamber was seen, so any seller remark about the garden drains has only been partly compared with the survey. The closed cover is still a gap. Do not let a clear kitchen channel be written up as a clear garden.
What should you ask your surveyor?
- Which chamber did you open, and which cover stayed shut?
- What did the kitchen chamber show that you are not applying to the other?
- Was the pipe between them seen or tested?
What are the typical next steps?
- Limit the drain note to the chamber that was opened.
- Do not describe the unopened chamber from the open one.
- Have the second cover lifted if that run matters.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If water was flowing in the open chamber, is the shut one clear?
No. Flow at the kitchen chamber shows flow at that chamber. The shut chamber could be blocked, surcharged or on another branch. The survey has not looked. Clear water in one hole is not a description of the other at all.
Is opening the second cover a separate visit?
It can be, and it was not this visit. This inspection left it shut. Asking for it to be opened is a further look, not a reinterpretation of the kitchen chamber. Until that happens, the second interior stays absent from the report.
