Survey costs
Why should you not add the mortgage valuation fee to the survey fee and call the total one structural survey?
Because they are two jobs. MoneyHelper says a mortgage valuation is for the lender and is not a structural survey. Your home survey is the instruction you give a survey firm to describe condition. Adding the fees does not merge the inspections. If one visit is doing both, the quote should say so as two scopes. If it does not, the valuation fee has not bought you a Level 2.

What is the fuller explanation?
Some lenders offer a ‘free’ valuation and buyers then skip a condition survey because they think they have already paid for one. Free or not, MoneyHelper’s distinction stands. The valuation answers the lender’s security question. It does not walk you through damp, roofs and alterations in the way a Level 2 or Level 3 does.
If you want both from one firm, ask which document you will receive for the lender and which you will receive for yourself, and who may rely on each. Do not staple the invoices together and give the bundle a name the quote never used.
What should you ask your surveyor?
- Is any part of this quote the lender’s valuation?
- Will I receive a condition report I can rely on, separately from what the lender receives?
- If the valuation is free, what has still not been inspected?
What are the typical next steps?
- Ask the lender what the valuation fee, or the free valuation, includes.
- Book a condition survey if that inclusion is not a Level 2 or Level 3 for you.
- Do not describe the valuation to the seller as ‘my survey’.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Can one surveyor do both on the same morning?
Yes, if instructed to. You should still see two scopes. The diary entry is not the product.
Does a home survey fee include the lender’s valuation by default?
No. Only if the quote says the valuation is included.
