Wall ties and cavity insulation
Does a wall-tie specialist’s report replace the RICS home survey?
No. A tie report is about the ties, usually after someone has looked into the cavity. A RICS home survey is a visual report on the building for the person who instructed it, with condition ratings. It does not become a tie certificate because a specialist PDF is stapled to it, and the specialist PDF does not rate the roof.

What is the fuller explanation?
Buyers are sometimes offered only the tie letter, or only the home survey. You may need both, and they answer different questions. The home survey can suspect ties from cracks and can say it did not open the cavity. The specialist says what they found in the holes they drilled. The Energy Saving Trust’s insulation conditions are a third question. None of these documents sets a national fee for the others.
Read the date, the elevations that were opened, and what was not opened. An old letter about the front elevation is not a current look at the gable. Lenders may ask their own questions. The surveyor does not answer the lender for you. Do not pay for a Level 3 and expect it to include the borescope unless the quote says so in words.
What should you ask your surveyor?
- Did your inspection include a borescope, or are you telling me to get one?
- Which walls would a specialist need to see?
- Will you rely on a tie report I obtain later, or is that outside your instruction?
What are the typical next steps?
- Keep the two reports separate in the file.
- Give the specialist the survey paragraph that made you ask.
- Do not treat a clear tie letter as a clear bill of health for the whole house.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the ties pass, can you ignore the cracks?
No. The cracks still have a cause. A pass on the ties means you look for the other cause.
Does a home survey drill the wall as standard?
No. Opening the cavity is a further instruction. Assume it was not done unless the report says it was.
