Seller-side surveys
Which part of a Scottish Home Report is the visual survey, and which part is only the energy certificate?
Only the single survey is the inspection. The energy report beside it is the EPC, an energy model, not a condition note and not a repair quote. mygov.scot lists a property questionnaire as the seller’s own answers, separate from both. If you are arguing about a heating-cost figure, you are not arguing about the surveyor’s repair comments.

What is the fuller explanation?
Buyers staple the PDF and treat page one as the whole opinion. The EPC’s heating cost is an energy model, not a quote for the repairs the surveyor marked urgent. The questionnaire can mention asbestos, alterations and guarantees. Those are the seller’s entries, which the surveyor may not have verified. RICS says a purchaser can rely on the Home Report. Reliance means you read the right part.
In England and Wales you do not get this pack as a matter of course. Do not ask an English seller for a Home Report, and do not call an English Level 2 one. There is no fee on the mygov page for the three parts. The seller commissions the pack. You still decide whether the repairs are ones you can live with.
What should you ask your surveyor?
- Which comments are in the single survey, and which are in the EPC?
- Did the questionnaire say something the inspection does not support?
- Is the valuation a repair budget? It is not.
What are the typical next steps?
- Read the single survey before you argue about the energy graph.
- Treat the questionnaire as the seller’s form. Check it against the inspection.
- Do not import the three-part pack into an English sale.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does the energy report’s cost replace an estimate for urgent repairs?
No. mygov tells you to get estimates for repairs if you intend to proceed. The EPC is a different section.
Is accessibility defined on that page?
The page says the single survey covers accessibility. It does not define the word. Ask what this report means by it.
