Renegotiating or walking away
Who decides whether a defect is enough to withdraw: you, the surveyor, or the lender?
You decide whether to buy. The surveyor decides what to report about condition. The lender decides whether to lend, and on what terms. None of the three can force the other to call the house unacceptable. A survey that refuses to say “walk away” is doing its job.

What is the fuller explanation?
RICS surveyors describe condition and recommend investigation or repair. They do not run your purchase. Lenders apply criteria you can ask them about. You weigh the report, the quotes, the lease, the loan and your own limit. The question-flow tool on this site asks you those questions without inventing a score. It is not a decision in disguise.
If you need a sentence for the family: the survey found X, the specialist said Y, the lender has or has not reacted, and you are choosing. That is an adult decision. It does not need a fake urgency. It does need the solicitor’s word on whether the choice is still open.
What should you ask your surveyor?
- What are you not deciding for me?
- What fact would you want me to have before I choose?
- What should I ask the lender rather than ask you?
What are the typical next steps?
- Write down your own limit before you read the next quote.
- Ask the lender their position. Ask the solicitor if you are free to choose.
- Then choose, and live with the choice. Do not ask the surveyor to make it so you can blame them.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Will a good surveyor tell you to pull out?
They might say they would not buy it, as a personal remark. The professional product is the report. Do not shop for a surveyor who will shout.
If the lender is happy and you are not, can you still withdraw?
Yes, if the contract lets you. The lender’s yes is not an order to buy. Your money and your name are on the purchase.
