Electrics and gas

A date on a smoke or carbon monoxide alarm sticker was readable. What does that date not prove?

It does not prove the alarm works, and it does not prove the flue is safe. The surveyor may have read a replace-by date or a manufacture date on the case. They did not test the sensor, and they did not test any appliance. HSE’s gas work is for a Gas Safe registered engineer, not a reading of a sticker.

What is the fuller explanation?

Alarms expire. A date you can see is a useful maintenance note: this unit may be due for replacement, or the date may be a manufacture mark you should not over-read. The survey is not a function test with gas or with smoke, and it is not a certificate that the alarm is in the right room. A missing alarm is a different sentence from a dated alarm. Neither sentence is a flue-gas reading. Do not press every test button in the house and call that the inspection. A beep checks a buzzer you can hear. It does not analyse combustion.

If the heating or a fire is gas, a Gas Safe engineer is the person who inspects the appliance and the flue. The alarm is an extra warning, not their report. Owner-occupiers selling are not required, merely by this survey, to hand over a landlord gas safety record. Ask for service papers if they exist, and keep them separate from the sticker. There is no RICS scale that turns an expiry date into an electrical C code or a condition rating by arithmetic. Say what was printed, if it was legible, and stop there.

What should you ask your surveyor?

  • Which alarms did you see, and which dates could you actually read?
  • Did you test an alarm or a flue? Please say if you did neither.
  • Are you recording a date, rather than signing the appliance off?

What are the typical next steps?

  1. Photograph the date only if you can do it without standing on the furniture.
  2. Replace-by dates are a maintenance question. They are not a flue test.
  3. If you need the boiler or fire checked, book a Gas Safe engineer. Do not book them to “test the sticker”.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Does a new alarm mean the boiler was serviced?

No. The alarm and the appliance are different. A fresh sticker does not service the boiler.

If the date has passed, has the survey failed the flue?

No. An old alarm is an old alarm. The flue was not tested.
