Electrics and gas
Does a home survey check whether a bathroom’s electrics are suitable?
No. It can see a cord pull, a fan, or a socket that looks out of place. It does not test zones, bonding or the circuit. Suitability of bathroom electrics is an electrician’s inspection. The survey line “services not tested” covers the bathroom as well as the consumer unit.

What is the fuller explanation?
Water and electricity are why bathrooms are a particular place on an EICR, not because the surveyor has a special tool on a Level 2. GOV.UK’s codes exist so that a qualified person can say if there is danger present or a recommended improvement. A photo of a fan is not a code. RICS Level 1 scope is even more limited. Do not read a short report as a bathroom certificate.
If you are about to refit the room, ask an electrician before the fitter tiles over the problem. If you are not, the survey has not condemned the bathroom. Ask what was actually seen: a damaged fitting, or only “not tested”. Those sentences have different next steps. There is no national price in the RICS consumer guide for a bathroom electrical upgrade.
What should you ask your surveyor?
- What did you see in the bathroom, as opposed to what you did not test?
- Is any fitting damaged, or is the comment only a limit?
- Would an EICR cover this room, or are you asking for something narrower?
What are the typical next steps?
- Do not add a socket beside the bath because the survey was silent.
- If a fitting is broken, isolate it. Do not investigate live equipment yourself.
- Commission the inspection if you need a code. Do not invent one.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a pull-cord proof the room is correct?
It is a sensible type of switch. It is not a test of the circuit behind it.
Does Part P paperwork replace an EICR?
Building-regulations notification is about notifiable work. An EICR is a condition report on the installation. They are different pieces of paper.
