Damp and moisture meters
Can a small flat roof over a bay window wet the pier without the main roof leaking?
Yes. A bay often has its own tiny roof or lead topping. If that covering, its upstand or the flashing into the wall fails, the pier and the window head get wet while the main slope looks sound. A survey from the ground may not see the top of the bay at all.

What is the fuller explanation?
Victorian and Edwardian bays collect the failure in a small area: a cracked lead flat, a felt patch, a blocked outlet, or a flashing that has pulled out of the brick joint. Inside, the stain sits on the pier, the window reveal or the ceiling of the bay. That pattern is penetrating damp from the bay, not a diagnosis of rising damp, even if a meter reads high near the floor where water has run down.
The Property Care Association’s homeowner advice is to deal with the defect that lets water in. Replacing a bay roof is a roofing job. Injecting the pier does not renew the lead. Ask the surveyor whether they saw the bay top or only the stain. There is no national price for a bay roof. Ask a roofer who has looked at that bay.
What should you ask your surveyor?
- Did you see the top of the bay, or only the decoration inside?
- Is the staining on the pier, above the window, or at the skirting?
- Is the main roof a separate element in the report?
What are the typical next steps?
- Photograph the bay inside and out, including any staining after rain.
- Do not treat the pier for rising damp until the bay covering has been looked at.
- If you need a price before exchange, ask a roofer to quote for that bay, and keep the main roof as a separate question.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is every bay roof lead?
No. Some are lead, some are felt, some are tile. The survey should name what it could see, or say it could not see the top.
Does a dry day clear the bay?
No. A dry inspection does not prove a flat top is sound. It proves it was not dripping that morning.
