Drainage and septic tanks

Who repairs a soil pipe that serves more than one flat?

The lease or the transfers say, not the survey. A home survey can see a cracked external pipe, a stain, or a gulley that smells. It cannot apportion the cost between flats and it cannot read the lease. GOV.UK’s leasehold pages cover how service charges and major works are consulted on. A cracked pipe is still a pipe. The rating does not issue a service-charge demand.

What is the fuller explanation?

In a house, a shared private drain with a neighbour is a similar muddle without a lease. The survey should say if the pipe clearly serves next door. Your solicitor asks about private shared drains. A water-company transfer of some private sewers is a legal history this page will not invent a date for. Ask the solicitor what the search shows.

Get a drainage quote for the visible defect if you need a number. There is no RICS price. Do not divide it by the number of doorbells unless the lease says that is the share. A soil pipe that serves more than one flat can be a landlord’s repair, a shared repair, or neither. Only the lease, read by the solicitor, sorts that out.

What should you ask your surveyor?

  • Which flats or houses does this pipe appear to serve?
  • Is the defect visible, or only suspected?
  • Are you leaving responsibility to the solicitor?

What are the typical next steps?

  1. Show the solicitor the photo and the lease together.
  2. Quote the repair separately from any service-charge balance.
  3. Do not pay the whole stack yourself and assume you will be repaid.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Is a soil pipe a gutter?

No. A soil pipe carries foul drainage. A gutter carries rain. The survey should not price them as one length.

Does a smell in a bathroom prove the stack is shared?

It proves a smell. The cause might be a trap in your flat. Do not rebuild the stack on a smell alone.
