Renegotiating or walking away
A Scottish single survey says repairs are urgent. Why should you not tell the seller those words are an English condition rating 3?
Because urgent in a Scottish single survey is not an English condition rating 3, and saying that it is will mis-state the document you both have. Where repairs are marked urgent, consider the cost and the inconvenience and get estimates before you proceed. Do not invent a number the pack does not print. If you do not want to buy, you can walk away without penalty. That choice does not automatically refund a private Level 3.

What is the fuller explanation?
The English rating 3 means serious and/or urgent, and it tells the buyer to obtain written quotations before legal commitment. It does not order withdrawal, and What to do now does not invoice the seller. Those are sentences about the RICS condition ratings used on home surveys in that form. Pasting the digit 3 onto a Scottish single survey pretends the products share a scale. They do not. The seller who reads urgent in the Home Report already has the word. A converted rating adds an argument, not information.
Use the Home Report as a three-part pack: single survey and valuation, property questionnaire of 16 categories, and energy report. If you want estimates, ask for them in the language of the item that was marked urgent. If a private Level 3 uses rating 3 for something the single survey called urgent, keep the two reports side by side and do not claim they are the same sentence. Walking away without penalty remains available if you do not want the purchase. Do not describe that choice as something rating 3 ordered.
What should you ask your surveyor?
- Which repairs does the single survey call urgent, in its own words?
- What estimate do you still need before you decide to proceed?
- If a private report uses rating 3, which document will you quote to the seller?
What are the typical next steps?
- Quote the word urgent. Do not replace it with rating 3.
- Get estimates for those repairs before you proceed.
- Keep any private Level 3 clearly separate from the Home Report.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is urgent always the same as serious and/or urgent on an English form?
No. Do not treat the labels as automatic equivalents. Read each report in its own words.
Does the no-penalty route depend on calling the item a rating 3?
No. If you do not want to buy, you can walk away without penalty. The label does not have to be translated first.
