An EWS1 form is already in the management pack and the survey does not restate its option. Why should you read the form rather than ask the survey to invent a grade?
Read the form, because the option is already written there, and the survey must not invent a grade. An EWS1 in the management pack is the external-wall assessment that was signed for that purpose. The home survey has not repeated it, has not carried out that assessment, and has not substituted a condition sentence for the option on the form. Asking the surveyor to invent a grade would manufacture a result they were not instructed to give. The form you have is the form to read.

What is the fuller explanation?
EWS1 options are the product of a particular instruction about the external wall, often for lending. A home survey looks at the building in the way a home survey looks. It does not become an EWS1 because the wall is visible from the balcony. Restating an option the surveyor did not sign would blur who is responsible for the form. If the option is hard to read, the remedy is to read it with the solicitor or the lender, not to have the survey guess a cleaner letter.
Show the EWS1 to the solicitor and, if a mortgage is involved, to the lender or the broker. Ask them what that option means for this purchase. Do not ask the surveyor to type a grade the form already contains, or a different one. The survey has not assessed the wall for an EWS1. The pack already holds the form that did.
What should you ask your surveyor?
- Did you leave the EWS1 option unrepeated because you did not assess it?
- Is the signed form in the management pack the document to read?
- Have you refused to invent a grade the inspection did not produce?
What are the typical next steps?
- Read the EWS1 that is already in the pack.
- Ask the solicitor or the lender what that option means here.
- Do not ask the survey to invent a grade.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the form is older than the survey, can the survey refresh the option?
No. Age of the form does not give the home survey power to reissue it. The survey has not carried out an external-wall assessment and will not invent a new option. Whether a lender wants a newer form is a question for the lender. It is not a blank line in the survey.
Does a crack the survey saw rewrite the EWS1 option?
No. A crack is a condition comment. The EWS1 option is the option on the form. The survey has not converted one into the other. Tell the solicitor about both. Do not ask for a homemade grade that merges them.
