Lead pipes and drinking water

Does running the tap in the morning repair a lead pipe?

No. The Drinking Water Inspectorate describes flushing as a short-term way to clear water that has been standing in the pipe, for example overnight. It also says that if lead pipes or another source are present they should be replaced as soon as possible. Flushing is not a repair a survey can sign off.

What is the fuller explanation?

DWI’s practical note is that a washing-up bowl of water is normally enough to clear standing water, and that a long service pipe may need longer. After anyone works on a lead pipe, it says flush for at least ten minutes. Those are hygiene steps. They do not change the pipe.

A seller who says they “always run the tap” has not produced a test or a replacement certificate. Ask for the water company’s written advice if a test was done. There is no DWI price for replacement on this page. Do not invent one from a forum and deduct it as if the survey had measured the pipe run.

What should you ask your surveyor?

  • Have you seen a lead pipe, or only heard that the seller runs the tap?
  • Was any test attached to the papers, and who took it?
  • Are you recommending replacement, or only repeating DWI’s short-term step?

What are the typical next steps?

  1. Use flushing only as the short-term step DWI describes, not as a reason to skip a test.
  2. If lead is confirmed, ask a WaterSafe plumber what must be replaced: internal plumbing, the supply pipe, or both.
  3. Do not let a price discussion start from a bowl of water.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a water filter on the tap satisfy DWI?

This page does not say a jug or a filter replaces the pipe. DWI’s line is that lead pipes, if present, should be dealt with.

Should you flush for ten minutes every morning?

The ten-minute flush DWI states is after work on a lead pipe. The everyday note is about clearing standing water. Read their page before you turn that into a routine.
