Lead pipes and drinking water
Is lead solder on a joint the same finding as a lead pipe?
No. A lead pipe is a pipe. Lead solder is a metal used, wrongly, on some drinking-water joints. The Drinking Water Inspectorate says both can add lead, and that older brass fittings can too. A surveyor may not see solder inside a joint at all. Neither finding is a laboratory result.

What is the fuller explanation?
Replacing a visible lead run and leaving old joints, or the reverse, are different jobs. The water company’s written advice is what distinguishes them after a test. A survey sentence that says “copper pipework seen in the kitchen” does not clear the rest of the house or the buried supply.
Do not buy a whole-house repipe from a single grey joint. Do not ignore DWI’s warning either. There is no price on this page. A WaterSafe plumber quotes after they know what is there. The survey fee does not include that quote.
What should you ask your surveyor?
- Did you see lead pipe, a wiped joint, or only copper?
- How much of the plumbing was hidden?
- Are you advising a water test rather than naming a material you could not see?
What are the typical next steps?
- Ask for a test if the plumbing age is unclear.
- Keep pipe replacement and joint replacement as separate lines on any quote.
- Do not let a kitchen fitter decide this on the day they fit a sink.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a magnetic test identify lead?
This page does not recommend a magnet as a substitute for the water company’s test. Visible colour is only a clue.
Are outside taps part of the same question?
They can be fed by the same plumbing. The DWI test they describe is at the kitchen tap, which is the drinking supply.
