Leasehold

A ground-rent receipt is in the pack. Does it change a condition rating on the communal roof?

No. A ground-rent receipt shows that a sum was demanded or paid. It does not repaint, re-cover or re-rate the communal roof. The condition rating stays whatever the surveyor recorded from the fabric they saw. Keep the receipt in the solicitor's file as evidence of the rent account, and keep the roof comment in the survey where it already sits.

What is the fuller explanation?

Ground rent and service charge are different payments, and neither is a repair. A receipt can comfort a solicitor that arrears are not obviously sitting on the account. It says nothing about felt, tiles, gutters or a flat-roof covering. Sellers sometimes attach the receipt as if being up to date with the freeholder proved the building was maintained. It proves a payment. The survey proves, only to the limits of a visual inspection, what the roof looked like on the day. Those documents should not be averaged into one conclusion.

Ask the solicitor what the lease reserves as ground rent and whether the receipt matches it. That question can matter to a lender and to you. It is still not a reason to delete a roof rating or to upgrade it. If the roof needs work, the service charge and any consultation are the money conversation, not the ground-rent receipt. Do not tell anyone the freeholder's acknowledgement of rent is a clean bill of health for the covering.

What should you ask your surveyor?

  • Does a receipt in the pack alter any roof sentence you wrote?
  • Should ground rent and the roof comment stay in different files?
  • What would you need to see on the roof itself before a rating moved?

What are the typical next steps?

  1. Leave the roof rating as the surveyor wrote it.
  2. Ask the solicitor what ground rent the lease reserves and what the receipt shows.
  3. Do not describe the receipt as maintenance of the roof.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

If the receipt says the account is clear, is the building clear too?

No. A clear rent account is not a clear roof. Condition is a different file.

Can future ground rent be calculated from the receipt?

No. A past receipt is not the clause. The solicitor reads what the lease reserves next.
