Survey costs
Why is the Level 3 fee not a budget for the repairs the report may recommend?
The fee pays for the Level 3 inspection and report. Repairs are later quotes from contractors. RICS does not fold those quotes into the survey fee, and the fee is not a sum you deduct from the price. Where an element is rating 3, the definition points you to written quotations before you commit. Those quotations are a different column from the invoice you paid the surveyor.

What is the fuller explanation?
A Level 3 is often chosen because the house is older, altered or non-standard, so the report is longer. Length is not a repair estimate. A short list of serious items can be expensive. A long list of maintenance can be ordinary. You only learn which by pricing the items the report actually named.
When you compare Level 3 quotes, compare the scope and the VAT, not a promised saving on future builders. No firm can price the repairs before they have seen the house, and the survey firm is not the builder.
What should you ask your surveyor?
- What does this fee exclude that I might still have to pay for?
- Which findings will need a contractor rather than a longer report?
- Will the report contain prices?
What are the typical next steps?
- Budget the survey fee as a purchase cost, not as a repair fund.
- After the report, price only the items it says are serious or need investigation.
- Do not ask the seller for the survey fee back as if it were a repair quote.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a higher Level 3 fee mean the surveyor expects worse news?
No. Firms price time, size and distance. RICS does not publish a fee that rises with the number of defects.
Can you ask the surveyor to cap your repairs at the fee?
No. The fee is not a warranty. The contract is for a report.
