If the surveyor rode in the lift, does that count as a lift service record?

No. A ride shows that the lift moved on that visit. It is not a service record, a thorough examination or a test of the safety devices, and services in a home survey are visual rather than safety-tested. The paperwork, if it exists, is with the managing agent, not in the photograph of the buttons.

What is the fuller explanation?

Buyers hear the doors close and treat the trip as a pass. The surveyor can note noise, damage to the car, a warning notice, or that the lift was out of use. None of those notes is the contractor’s record of maintenance, and none is a certificate that the lift is safe. A flat survey does not become a lift inspection because the surveyor used the lift to reach the floor. If they walked up because the lift was broken, that is also only what they found on the day.

Ask the solicitor for the lift records in the management papers. A condition comment on the car interior does not say who pays for the next overhaul, and it does not apply a consultation test. GOV.UK’s leasehold material on service charges is the legal side. Keep it separate from the sentence in the survey. There is no RICS service stamp for having pressed the button.

What should you ask your surveyor?

  • Did you ride the lift, inspect it, or both, and what did you not do?
  • Are you calling that ride a test? You should not be.
  • What should the solicitor ask for that was not in the car?

What are the typical next steps?

  1. Ask the solicitor for the lift maintenance records.
  2. Do not describe the survey as a lift safety certificate.
  3. If the lift was broken on the day, say that, and still ask for the records.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a working lift mean the block’s electrics were tested?

No. One journey is not a test of the electrical installation, in the flat or in the block.

If the lift is rating 1, can you skip the service contract?

No. Rating 1 means no repair currently needed from what was seen. The contract is a document.
