Roofs and flat roofs

Can a loft conversion change what a surveyor can say about the roof covering?

Yes. Once the slope is lined and lived in, the surveyor often cannot see the underlay, the battens or the rafters. They are then limited to the outside face and to any stains on the linings. A dry bedroom is not proof the covering is sound.

What is the fuller explanation?

In an unconverted loft, a surveyor may see daylight, felt, and the underside of the tiles. In a conversion, plasterboard replaces that view. Water can travel along a membrane and appear somewhere the leak is not. The honest report says the underside was not visible. It should not invent a clean bill of health for a roof it could not see from inside.

Building-regulations paperwork for the conversion, if it exists, is a solicitor’s question as well as a surveyor’s. The certificate does not describe today’s tiles. If stains are showing on the linings, ask where, and ask a roofer how they would find the entry without stripping the room.

What should you ask your surveyor?

  • Which parts of the roof structure were hidden by the conversion?
  • Did you see stains on the linings, or only the outside covering?
  • Are you rating the covering you could see, and limiting the rest?

What are the typical next steps?

  1. Ask the solicitor for the conversion’s building-regulations completion papers.
  2. Do not cut hatches in a new ceiling before exchange just to look.
  3. If the outside covering looks tired and the inside cannot be seen, treat that as a reason for a roofer, not as a pass.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a roof window leak mean the tiles have failed?

Not always. The window flashing is its own joint. Ask the surveyor which one they meant.

Can stored boxes in a dormer be moved?

Only if that was agreed and it is safe. A Level 2 does not include emptying a room.
