Chimneys and parapets

What is a gallows bracket, and why does a survey mention it when a chimney breast is gone?

A gallows bracket is a steel frame sometimes used to hold up the remaining breast after the part below was removed. The survey can see a boxed-in bulkhead and a gap where the breast was. It cannot see whether the bracket was designed, built or shared with next door unless the work is exposed. Support is a structure question, not a damp reading.

What is the fuller explanation?

Removing a breast in a room leaves the stack above to be carried. Building regulations apply to structural alterations. A surveyor who sees the opening will say if the support is hidden. They do not calculate the steel. If the wall is a party wall, GOV.UK explains that work affecting it can need notice to the neighbour. The survey does not serve that notice and does not know whether one was given years ago.

Ask your solicitor for any building-control completion and any party-wall award. Ask the surveyor what is visible now: cracking, a slope in the floor above, or only an opening. Those are different levels of concern. Do not invent a steel price from the words “gallows bracket”. If nobody can show the support, a structural engineer is the next instruction, not a decorator.

What should you ask your surveyor?

  • Can you see how the remaining breast is held, or is it boxed in?
  • Is there cracking or distortion in the rooms above?
  • Is the wall shared, and did you see any sign of the neighbour’s breast?

What are the typical next steps?

  1. Do not knock the bulkhead open yourself to “check the steels”.
  2. Ask the seller for building-control papers before you agree a price cut.
  3. If papers and the opening do not match, get a structural engineer to look before exchange.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is every removed breast held on a gallows bracket?

No. Some sit on beams in the floor, some on other supports, some on nothing adequate. The name in a report is a clue, not a drawing.

Does a completion certificate prove the steel is still sound?

It records the work as signed off then. It is not a new structural inspection. The survey is about what is visible now.
