Party walls and boundaries
The garden wall astride the boundary needs rebuilding. Has the survey split the cost, or only described the wall?
Only the wall was described: the survey has not split the cost of rebuilding the garden wall that stands astride the boundary. It can say the wall needs rebuilding, and it can say what it saw of the lean, the cracks or the failed coping. Who pays is not in that description. GOV.UK's party wall material is about certain works and notices between owners. It is not a bill the surveyor has divided. The solicitor deals with the boundary and any share. The survey does not.

What is the fuller explanation?
A wall on the line feels as if the cost must be half and half. Deeds, later agreements and the sort of work proposed all sit outside a condition paragraph. The surveyor was not asked to read the titles and was not asked to make an award. Writing 'shared equally' into the margin invents a split. The safe reading is the one the report can support: the wall, its condition, and the limit of what was seen from the side that could be walked.
Show the solicitor the wall note and the title plans, and ask them what the papers say about maintenance before anyone talks numbers. Do not tell the neighbour the survey has already halved the bill. A builder's price, when you have one for this wall, is still a price for work, not a legal share. Party wall notices, if the work needs them, are served under the process GOV.UK describes. The home survey has not served them and has not split the cost.
What should you ask your surveyor?
- Did you describe the wall's condition without stating a cost share?
- What did you see: lean, cracks, coping, or the footing as well?
- Is the question of who pays left with the solicitor?
What are the typical next steps?
- Read the report as a description of the wall, not a split bill.
- Ask the solicitor what the titles say about this boundary wall.
- Do not tell the neighbour the survey has divided the cost.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
If the wall is exactly on the line, is the cost automatically half?
No. The survey has not said the cost is shared. Being astride the boundary describes position only. It does not split the cost of rebuilding the wall.
Can the surveyor send the party wall notice with the report?
No. The survey only describes the wall it could see. Notice under the party wall process is not a page of the home survey.
