Drainage and septic tanks
There is a manhole in the pavement outside. Is that the chamber the survey was meant to open?
No. A cover in the public pavement is not the inspection chamber in the garden or the drive, and the home survey did not lift it or camera any pipe. Approved Document H is building-regulations guidance for drainage work, not a survey of the highway and not a camera report.

What is the fuller explanation?
Buyers mix up three covers: the chamber on the plot, a gulley by the wall, and a manhole in the pavement that may serve the street. The surveyor looks for the chamber that belongs to the inspection they were instructed to do. A standard Level 1 or Level 2 inspection does not remove chamber covers as a matter of course, and a cover in the highway is not something to lift with a garden spade. The report should say which cover was seen and which was not opened. Silence about the pavement is not a statement that the street sewer is clear.
Who maintains a pavement cover is a question for the water company and your solicitor’s searches, not a fact the survey can invent from the lid pattern. Do not use this page to guess ownership from the year a sewer was adopted. The condition comment, if any, is about what was visible on the plot. If the garden chamber was also not lifted, that is a second limit. A camera survey is an extra you agree, not a part of the ordinary visual visit. Give a drainage firm the survey wording and the address. Do not hand them a conclusion the report did not reach.
What should you ask your surveyor?
- Which covers did you see, and which are in the pavement rather than on the plot?
- Did you lift any of them?
- Are you leaving highway access and ownership out of the condition comment?
What are the typical next steps?
- Do not lift a pavement manhole.
- Ask your solicitor what the drainage search says. Do not expect the survey to replace it.
- If you want a camera, instruct it as an extra. Name the run you mean.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
Does a new cover in the pavement mean the house drains were replaced?
No. Street works replace street covers. The garden chamber is a different lid.
Is Approved Document H a pass for this pavement cover?
No. It is guidance for drainage work under the building regulations. It does not inspect this street.
