Timber decay and woodworm

Why does the Property Care Association say moisture has to be dealt with as well as the timber?

Because beetles and rot fungi need damp wood. Killing what you can see, and leaving the leak, invites the problem back. The Association’s homeowner advice puts the building defect first: the gutter, the roof, the ground levels, the unventilated subfloor.

What is the fuller explanation?

A home survey that mentions both a failed gutter and woodworm is telling one story. Negotiating only a spray, and not the gutter, misses the cause. The same is true of a solid floor built over a vent. The timber specialist should say what moisture they measured and what building repair they expect someone else to do.

Ask for that split in the quote. Spray or timber replacement is one line. The roof or the gutter is another, often a different trade. Neither line has a national price. The survey does not contain one. Government damp guidance, aimed at housing conditions, likewise starts with the source of water rather than with a chemical.

What should you ask your surveyor?

  • Which source of moisture did you see near this timber?
  • Is the timber wet now, or only historically holed?
  • Which repair is outside a timber firm’s spray?

What are the typical next steps?

  1. Quote the gutter, the roof or the ventilation separately from any timber treatment.
  2. Do not pay for spray on dry historic holes.
  3. If the subfloor was not inspected, say so before you treat the joists you have not seen.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Can central heating dry the problem without repairs?

Heating can lower humidity and still leave a leaking gutter soaking a wall. It is not the repair the Association is describing.

Does a dehumidifier count as the moisture remedy?

It can help a damp room and it does not fix a defect. Do not let it stand in for the gutter.
