Asbestos in pre-2000 homes
What should you ask if a survey says “possible asbestos” but does not name the product?
Ask what they saw: a cement sheet, a board, a textured coating, a floor tile, or only a hunch from the age of the house. HSE says asbestos can be in buildings built or refurbished before 2000, in different products with different cautions. “Possible asbestos” without a product is a stop sign, not a laboratory result. A home survey does not sample.

What is the fuller explanation?
Cement sheets, insulating board and textured coatings are not the same job to leave, encapsulate or remove. HSE’s location guidance separates them. A surveyor at a distance often cannot. They should say so. Treating every pre-2000 house as full of board, or every cement garage as safe to smash, both go beyond the sentence. The Level 3 description is clear that the surveyor is not an asbestos inspector.
Sampling, if you need it, is for someone competent to do it without casual breakage. There is no RICS fee for a sample. Do not drill the material to help them. If the survey cannot name the product, your next question is identification, not a skip.
What should you ask your surveyor?
- Which material are you calling possible asbestos?
- Which parts of the house did you not see?
- Are you advising me not to disturb it, rather than naming a removal?
What are the typical next steps?
- Do not sand, drill or break the unnamed material.
- If you need to know, ask for a competent inspection and say the product was not identified.
- Do not tell a lender a product name the survey did not use.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does “possible” mean it contains asbestos?
It means the surveyor could not rule it out from appearance and age. Only sampling identifies it. The survey did not sample.
Is a house built in 2005 clear?
Not if older materials were left in a garage, a chimney or a cupboard. Ask what remains.
