Renegotiating or walking away
Should an engineer's visit still pending, seen beside a price already being argued, be treated as a verdict on facts the argument does not yet have?
No. An engineer's visit that is still pending is not a verdict on facts the price argument does not yet have. The argument can run. It does not create the findings. The survey has not become the engineer's report, and a visit that has not taken place has not been tested. Cause, adequacy of repair and whether the defect is progressive stay unknown until that visit is reported. Negotiating as if the letter already existed pretends the pending visit has happened. It has not.

What is the fuller explanation?
A home survey can recommend an engineer and can describe the crack or the distortion that prompted the recommendation. The recommendation is not the engineer's inspection. Until they attend, there is no measurement, no opening-up if they wanted it, and no opinion from them. A price argued in that gap rests on the survey alone, plus whatever the parties guess. Guesses are not facts the argument can claim to have. The survey should stay labelled as the survey. The blank where the engineer's letter will go should stay blank.
Tell the solicitor the engineer has not yet reported, and do not agree a final figure that assumes their conclusion. When the letter arrives, read it before you treat the cause as known. Do not ask the surveyor to draft the engineer's view in the meantime. If you must talk about price now, say plainly that the specialist facts are still missing. The pending visit has not been converted into evidence by being mentioned beside the argument.
What should you ask your surveyor?
- Has the engineer attended, or is the visit still pending?
- Which conclusion is the price talk assuming already exists?
- What did the home survey recommend without supplying the engineer's findings?
What are the typical next steps?
- Wait for the engineer's report before treating the cause as known.
- Do not argue a price as if that report already existed.
- Keep the home survey and the pending visit as different steps.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
Has the engineer already reported?
No. The visit is still pending. There is no letter yet, so no specialist facts have been tested. The price argument does not create them. The home survey's recommendation is not the engineer's report. Cause and repair stay open until the visit has happened and been written up.
Can the price argument invent the cause?
No. Arguing money does not establish why a defect exists. The facts the argument does not yet have are the engineer's. Inventing a cause to support a figure would go beyond both the survey and a visit that has not taken place. Leave the cause undecided.
