Renegotiating or walking away
Nothing in the report orders you to walk away. Who actually makes that decision?
You do. The report describes condition, risk and further enquiries. It does not order you to walk away, to renegotiate or to carry on. That choice sits with you, using the survey, your solicitor's view of the contract, and what you can take on. A flagged defect is not an instruction to withdraw. A calm report is not an instruction to stay. Nobody in the PDF has authority over the purchase. Read what was found, notice what is still unknown, and decide yourself.

What is the fuller explanation?
Buyers sometimes hunt for a line that says the house fails or passes as a purchase. Home surveys are not written that way. They describe defects, name limits and recommend investigation. The commercial choice is yours because only you know the price you agreed and which repairs you will accept. The surveyor has not sat in your contract talks. Reading silence on walking away as advice to continue misreads a report that was never a machine for that decision.
Speak to your solicitor about any finding that touches the contract, and decide whether you want more investigation, a price discussion or an exit. The survey will not make that call and should not be rewritten so that it pretends to. If a lender has a view, that view is the lender's, not a hidden command in the survey. Keep the report as evidence of condition. The decision to leave or to stay is yours to sign.
What should you ask your surveyor?
- Which findings would you actually be unwilling to accept?
- What further investigation does the report ask for before a decision is sound?
- Has your solicitor raised a contract point the survey cannot decide?
What are the typical next steps?
- List the findings you cannot accept, separate from the ones you can.
- Ask your solicitor what the contract lets you do with those findings.
- Decide whether to stay or to go once the unknowns you care about are clear.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Can the surveyor add a line ordering you to withdraw?
You can ask for a clearer note on severity. You should not ask the surveyor to take over the purchase. A sentence that orders a withdrawal is not what a condition report is for, and it would still not bind you. The findings can be plain. Leaving or staying remains your choice.
Does a lender's refusal mean the survey has told you to walk away?
No. A lender decides what it will lend against, using criteria this report has not invented. That decision may change your plans. It is still not the survey ordering an exit. Read the survey for condition and the lender's letter for the lending decision, and keep the two apart.
