Renegotiating or walking away
What should you check if you reserved a new-build plot before the survey exists?
Check whether the reservation already binds you, and whether you can still walk away when the report arrives. Some reservation agreements are only a holding fee. Some are more. Your solicitor reads that paper. RICS tells you to get rating 3 quotes before legal commitment. A reservation is not automatically that commitment, and it is not automatically harmless.

What is the fuller explanation?
New-build surveys and snagging lists often happen late, sometimes when the plot is unfinished. NHBC Buildmark, if that is the warranty, does not pause your reservation. The builder’s first two years are not a reason to skip the inspection. If you cannot have a useful survey before you are bound, you are choosing to buy with that gap. Say so deliberately.
There is no RICS rule that the reservation fee is refundable. Ask. Do not assume a survey rating voids the reservation. Do not spend the holding fee in your head as if it were a reduction for snags. In Scotland a new home sold off-plan may not need a Home Report. That exemption is not a survey.
What should you ask your surveyor?
- Which defects would still matter if the plot is unfinished?
- Are you able to say the reservation is refundable? You are not. The solicitor is.
- What will be NI because the home is incomplete?
What are the typical next steps?
- Show the reservation to your solicitor before you rely on a later survey.
- Book the inspection for a moment when there is something to inspect.
- Do not treat the warranty as the inspection you skipped.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
If the reservation is refundable, is the survey fee?
The survey fee is the surveyor’s, under their terms. The reservation is the builder’s. They are not one pot.
Does a snag list after reservation reopen the price?
Only if the contract says so. A list is not a right to renegotiate.
