Renegotiating or walking away
You already agreed a small reduction, and a later specialist report is worse. What should you ask the solicitor before you reopen the price?
Before you reopen anything, ask the solicitor whether the price is already fixed, what the small reduction was said to cover, and whether this later specialist report can still be raised before exchange. Do not assume a worse report automatically reopens the deal. The earlier reduction was agreed without this letter. What to do now advises you and does not bill the seller, and it does not rewrite a figure you may already have accepted.

What is the fuller explanation?
Specialist reports arrive on their own timetable. If you shook hands, or emailed, a modest reduction for what the survey then showed, that history matters. The solicitor can tell you whether the contract already states the price, whether any special condition recorded the reduction, and what happens if you now say the price is not enough. Rating 3 means obtain written quotations before you enter a legal commitment. A specialist letter can be the reason to seek those quotations. It is not, by itself, a new contract.
Ask the solicitor to look at the specialist report against the original paragraph, and to say what you should not promise the agent while that reading is unfinished. What to do now is advice to the buyer. It does not invoice the seller for the specialist's findings, and it does not entitle you to add the specialist's fee to the price demand. If exchange has not happened, there may still be room to talk. If the wording already closes the point, you need advice before you treat it as open. Guessing either way is how buyers reopen a row they cannot finish.
What should you ask your surveyor?
- Does the new report deal with the same element as the reduction you already agreed?
- What in the specialist letter is worse than the survey paragraph?
- Should a further written quotation wait until the solicitor has read the letter?
What are the typical next steps?
- Send the specialist report to the solicitor before you contact the agent.
- Ask whether the agreed reduction still leaves the price open.
- Do not add a fresh demand until you have that answer.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a worse specialist letter cancel the reduction automatically?
No. Ask the solicitor. An earlier agreement is not rewritten by a later PDF on its own.
Must you withdraw because the specialist news is worse?
No. The rating does not order you to withdraw. Decide with the solicitor once the letter has been read.
