Windows, doors and glazing

What should you ask if a small top opener or night vent on a window is seized shut?

Ask whether that small opener moves. A night vent or top light that is painted, rusted or jammed shut cannot be used, which is not a trickle vent painted over and not a trickle vent missing from a replacement frame. The main sash or casement can still work, a home survey does not measure the air in the room, and a seized vent is not a rotten frame unless the timber itself was soft.

What is the fuller explanation?

Older windows often have a small top pane, a hopper or a metal night vent besides the main opening. People paint them shut and then complain the room is stuffy or wet on the glass. The survey can try a vent where it is safe and say if it is seized. It should not call that a missing trickle vent, because the detail is different, and it should not call the whole window defective because the small light will not move. Condensation on the pane is moisture on cold glass. It is not proof the vent is the only cause.

Freeing a painted casement is a joiner’s or decorator’s job, unless the hinge has failed or the timber has swollen and is soft. There is no standard price. Do not replace the window to obtain a trickle vent if the real finding is a seized night vent you still want to use. The survey has not tested any mechanical extract fan. Locks on the main window are untested too. If you need the vent open before exchange, agree that with the seller. Do not force it and crack the glass.

What should you ask your surveyor?

  • Which small openers are seized, and which main windows still move?
  • Is this a night vent, or a trickle slot in the frame?
  • Was the timber soft, or only painted shut?

What are the typical next steps?

  1. Ask for the seized vent to be freed before you price a new window.
  2. Do not force a painted hinge on a viewing.
  3. Describe it accurately so it is not repaired as a trickle vent.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a fanlight over a door the same?

It is another small opener. If it is seized, say so. It is not a trickle vent in the door.

Does a seized vent decide the condition rating for every window?

No. Ratings attach to what the surveyor judges about each element. One stuck night vent is not automatically urgent, and it is not a rating for the glass.
