Drainage and septic tanks

What changes for septic tanks in Scotland, Wales or Northern Ireland?

The English government page says there are different rules in Scotland, Wales and Northern Ireland. It does not set those rules out. A buyer outside England should read the national guidance and ask a local installer. Do not apply the English general binding rules as if they were UK-wide.

Last reviewed 24 October 2026. Written for buyers in England and Wales unless this answer says otherwise. No named surveyor has signed this page. It is general guidance, not a report on your house, and not legal advice.

What is the fuller explanation?

A RICS home survey can still describe the tank, the covers and any visible overflow, wherever the house is. The legal test of the discharge is not the survey. In Scotland the Home Report is the usual survey product. It may mention drainage. It is not an environmental permit. Ask a Scottish solicitor what searches and seller questions cover private drainage.

This site’s other drainage answers that quote volume limits and ditch discharges are about the English rules, because that is the document we cited. If you are buying in Wales, Scotland or Northern Ireland, stop at the survey’s description of condition and take the legal part from the relevant national body. We will not invent a parallel set of numbers.

What should you ask your surveyor?

  • Which country is the property in, and did your report claim to assess environmental rules?
  • What did you see that is about condition rather than permission?
  • What should I ask a local installer that you could not answer?

What are the typical next steps?

  1. Find the national septic-tank guidance before you design works from an English webpage.
  2. Use the survey for leaks, smells, broken covers and access.
  3. Ask your solicitor which local questions belong in the contract.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Also asked about this

Is a Home Report a drainage permit?

No. It is a survey pack. Permits and binding rules, where they exist, come from the environmental regulator.

Can an English installer certify a Welsh tank?

Ask someone competent in the rules that apply to the site. A qualification in another country is not the question. The rules of the site are.
