Does a home survey test the flue of a wood stove in a workshop?
No. It can see a stove, a flue pipe and the place the pipe enters a wall or a roof, if those parts were visible, but it does not sweep the flue, test the draw or apply Approved Document J as a certificate. A neat stove is not a safety record. Someone competent on that installation should be asked, and the survey will not sign it off.

What is the fuller explanation?
Workshops collect stoves, stored timber and homemade hearths. The surveyor should describe scorch marks, a flue that disappears into a space they could not see, and a roof junction that looks improvised. Approved Document J is the building-regulations document for combustion appliances. Owning a copy of the idea is not the same as testing this flue. A home survey does not light the stove and watch it.
Do not treat this as a gas check. A wood stove is not signed off by a gas record. If the flue runs through the house roof, the house roof note and the stove note can meet at that hole, and both should say what was visible. Papers for the installation, if you need them, go to your solicitor. Condition of the pipe you can see is the survey’s limit.
What should you ask your surveyor?
- Which parts of the stove and flue could you see?
- Does the flue disappear into a void or a roof space you did not enter?
- Are you issuing an approval under Approved Document J?
What are the typical next steps?
- Do not light the stove as a test on a viewing.
- Ask a competent installer to look at the flue if you intend to use it.
- Keep a gas certificate, if one exists for a boiler, out of this question.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.
Also asked about this
Does a stove that was lit on a viewing count as a flue test?
No. Lighting it is not a sweep, a draw test or an approval. Do not ask the survey to provide one.
Is a stove in a workshop the same as a fireplace in the house?
No. Describe the one the survey saw. The house chimney is a separate element unless the report shows they connect.
