Seller-side surveys

Is the energy report inside a Home Report a quote for the repairs in the single survey?

No. mygov.scot says the energy report is the EPC: energy use, a rough average cost for heating, lighting and hot water, and an environmental rating. The single survey is where repairs are marked. An average energy cost is not an estimate for a rotten sill, and the page tells you to get estimates for those repairs if you intend to proceed.

What is the fuller explanation?

The EPC can recommend insulation or a different boiler as an energy idea. That is not the surveyor deciding the boiler has failed, and it is not a Gas Safe record. GOV.UK’s EPC rules are about energy information when homes are sold. They do not turn the graph into a condition rating. In Scotland the EPC is one part of the pack. In England it is a separate document. Neither is the inspection of the roof.

If the single survey says the windows are tired and the EPC says replace them to save energy, you still have two reasons that may point at different work. Get a price for the defect. Ignore the EPC’s running-cost figure when you negotiate the gutter. There is no official repair tariff inside the energy model.

What should you ask your surveyor?

  • Which repairs are in the single survey, as against recommendations in the EPC?
  • Are you treating an energy cost as a builder’s estimate? You should not.
  • Did you test the boiler, or only see it?

What are the typical next steps?

  1. Price the repairs from the single survey, using contractors.
  2. Use the EPC for energy, not for a price reduction formula.
  3. Do not replace a boiler solely because the graph suggested it.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Does a good EPC cancel an urgent repair?

No. A house can score well on paper and still have a defect the surveyor marked. Read both.

Is the rough heating cost a cap on repairs?

No. It is an average energy figure. It is not a budget for timber, roofs or drains.
