Leasehold
The survey is silent on ground rent. Has it missed a defect, or is the rent a lease term the solicitor reads?
Silence on ground rent is not a missed defect. The rent is a lease term the solicitor reads, and the survey is a condition report. A clause about how the rent changes, including one described as doubling, lives in the lease. The inspection has not failed to spot a crack by leaving the rent unquoted. It does not interpret the clause or say what a lender will make of it. The solicitor reads the rent. The survey stays on the building.

What is the fuller explanation?
Ground rent is a payment reserved by the lease. Some leases keep it modest. Some change it on a timetable written into the clause. None of that is visible on a wall. A surveyor who does not quote the rent has stayed inside a condition report. The defect they might miss is damp, movement or a failed roof, not a sentence in the lease. Calling the silence a missed building defect mixes two professions. The clause still matters. It matters to the solicitor and, sometimes, to the lender.
Ask the solicitor to read the ground-rent clause, including any provision that increases it, and to say what they make of it for this purchase. Do not ask the survey to be reissued with a rent figure as if the omission were an error in the roof section. If a lender raises the clause, the answer is a legal one. The survey's silence is the correct boundary, not a gap in the inspection of the flat.
What should you ask your surveyor?
- Did you leave ground rent out because it is a lease term?
- Is there any building defect you actually saw and did not report?
- Have you avoided interpreting a doubling clause?
What are the typical next steps?
- Ask the solicitor to read the ground-rent clause.
- Do not treat survey silence as a missed crack.
- Keep lender questions about the rent with the lease, not the survey.
Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

If the lease was in the pack, should the survey have quoted the rent?
No. Having the lease available does not turn a condition survey into a lease report. The solicitor is the person who quotes and explains the rent. The survey can ignore the figure and still have inspected the flat properly on its own terms.
Is a doubling clause a building defect a lender finds in the survey?
It is a lease clause, not a building defect. A lender may care about it. They will not find it proved or disproved by a damp meter or a roof note. The survey's silence is not where that clause is assessed.
