Survey costs

If the lender holds a retention, can you spend that money on the repair?

Not unless that lender releases it, on the terms they set. A retention is an amount they do not advance with the rest of the mortgage. It is not cash the seller has given you, and it is not a builder’s invoice. Ask the lender what they held and what they need before they release any of it. The survey does not set the figure and does not release it.

What is the fuller explanation?

MoneyHelper’s point is the starting line: the mortgage valuation is for the lender, and it is not your structural survey. A retention, if the lender imposes one, comes out of that lending decision. Your condition survey may be what prompted further questions, or the lender may have acted on its own valuation. You will not know which until you ask.

Do not tell a builder you ‘have the retention’ as if it were in your account. Do not agree a price cut with the seller for the same repair and also count the retention as a second pot for the same work, unless your solicitor has checked you are not double-counting. The survey is silent on both mechanisms.

What should you ask your surveyor?

  • Does your report ask for a retention, or only describe condition?
  • Which findings might a lender ask about, if they ask at all?
  • Are you able to say what this lender will hold back?

What are the typical next steps?

  1. Ask the lender, or your broker, whether a retention applies and when it can be released.
  2. Do not spend it in your head before that answer.
  3. If you also want a price reduction, ask your solicitor to keep the two requests from covering the same pound twice.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a retention the same as a down-valuation?

No. A down-valuation changes the value the lender puts on the property. A retention holds back part of what they are still willing to lend. You can meet one without the other. Ask them.

Does every rating 3 cause a retention?

No. Lenders set their own conditions. A rating is not an instruction to the lender.
