Electrics and gas

What is a back boiler, and why does a survey not call it safe because the fire lights?

A back boiler is a boiler hidden behind a gas fire, heating water as well as the room. Lighting the fire does not test the boiler, the flue or the heat exchanger. HSE’s position is that gas work is for a Gas Safe registered engineer. A home survey does not do that work.

What is the fuller explanation?

These units are common in older houses and are often tired. The surveyor sees the fire and maybe a cylinder or pipes. They do not strip the fire off. A Gas Safe engineer can say whether it is safe to use and whether parts are still supported. The survey sentence should be “not tested”, plus anything visible such as staining or a disconnected flue.

Do not remove the fire to “have a look” before you own the house. Ask the seller for any service record, and if you will rely on hot water from this unit, budget an engineer’s inspection. Replacement is often a different system, not a like-for-like part. There is no HSE price for that change. Get a quote after someone has seen it.

What should you ask your surveyor?

  • Did you see a back boiler, or only a gas fire?
  • Is the flue described, or was it not inspected?
  • Are you saying it is unsafe, or that it was not tested?

What are the typical next steps?

  1. Do not light it as a test.
  2. Ask for service history. Absence is a gap, not a failure code.
  3. If you need hot water from it, get a Gas Safe inspection before exchange rather than assuming it will be replaced.

Costs vary with the building and with who you instruct. Where this page does not cite a published figure, ask the surveyor, a relevant specialist, or your solicitor for a written quote. Do not treat a forum average as the price.

Is a back boiler the same as a combi?

No. A combi is usually a wall-mounted boiler heating on demand. A back boiler sits behind a fire. They fail differently.

Can a surveyor condemn it as a gas installer would?

No. They can recommend an engineer. The condemnation, if any, is the engineer’s.
